Nowadays, many people turn into being ‘Practical’. This is due to the economic issues happening and money being the centre of it all. Many Real Estates have gained a price hike throughout History especially in most urban areas. One idea which is entertained by these investors nowadays is buying agricultural land, which according to experts will not rip a lot of money from your pockets.
Some say investing in a land can also be a source of tax free income. But owning a land is not as easy as filing for an apartment. Many processes are needed especially those that concerns legalization before you get your hands on that land. ""Buying agricultural land is the most sensible thing to do, though there are many issues involved,"" says Anand Narayan, director -residential, Knight Frank.
Almost all lands are often sold only to farmers to protect agriculturist and for the land to be used for such purposes only. One way to acquire your land is a common attempt to put yourself in the bracket of being an agriculturist even if you’re not one in the first place. To do that, it is said that there are two ways to go about it. First is to introduce to them that you’re father or grandfather is a farmer. After that, you need to show that you’re family already owns an agricultural land. If your father or grandfather is not a farmer, then this will be impossible. Because of rarity of this occasion, most people try the second route. ""Many people have bought land that is totally uncultivable to get the status of a farmer. Thereafter, they buy good agricultural land for cultivation. This is very common,"" says a lawyer who doesn't want to be named.
Another method is to buy a land under a name of a real but another farmer. This means that the profit from that land will be divided between the both of you and you will be partners. Though it is not illegal, it is still hard to defend to be legal. If nothing works out for you, then just ask for a permit to convert the use for the land to non-agricultural purposes. Land can be used for different purposes but this may take years and many processes to achieve.
Having your own land legally is better than owning one in an illegal way. Though time is consumed, your efforts will surely pay off with the profits that will come after and your conscience as clean as possible.
